David B. Allswang is co-chair of Holland & Knight's Commercial Leasing Team. Both innovative and practical, he concentrates his practice in the area of real estate law, with an emphasis on commercial leasing on behalf of landlords and tenants. He is primarily responsible, on behalf of various landlord entities, for leasing several million square feet of space across the U.S., including approximately two million square feet of retail space in regional malls and high-end shopping centers. Mr. Allswang has completed a number of complex lease agreements, including a corporate headquarters lease and a simultaneous build-to-suit lease of approximately 140,000 square feet of space, as well as a more than 100,000 square foot lease for a school in downtown Chicago, which lease includes an option to purchase, an REA (as part of a vertical subdivision), and an SNDA with both the fee lender and the ground lessor.

He counsels a wide array of clients regarding the acquisition and disposition of retail, office, residential and industrial properties and is also involved in formation issues, including corporate structure and investment, both domestic and foreign. Mr. Allswang also represents lenders and borrowers in connection with loans secured by real estate. His experience in representing lenders includes the restructuring of a loan secured by three separate leasehold mortgages, each encumbering an entire multiparcel development in New York, with two of such parcels ultimately becoming part of a securitized loan pool.

Mr. Allswang has been a featured speaker at seminars on a variety of real estate topics, including lease negotiations strategies, escrow agreements and closing statements.
